Welcome to VR Square, a premium commercial space located in the heart of TVS Nagar, Madurai. By leasing or occupying any commercial space within VR Square, tenants agree to comply with the following Terms & Conditions. These terms are intended to ensure a professional, secure, and business-friendly environment for all occupants.

1. Property Overview

VR Square is a modern G+3 commercial building designed to meet global standards in commercial infrastructure. Our spaces are thoughtfully planned to support innovation, scalability, and long-term business success.

The property includes premium amenities and infrastructure suitable for:

2. Lease Agreement

  • A formal Lease Agreement is compulsory for all tenants.
  • The agreement shall be executed before occupancy.
  • Tenants must provide valid business and identity documents as required by the property management.

3. Rental & Security Deposit Details

Ground Floor

  • Monthly Rent: ₹2,27,787
  • Area: 2032 Sq.ft
  • Advance Deposit: Equivalent to 10 months’ rent

First Floor

  • Monthly Rent: ₹3,67,593
  • Advance Deposit: Equivalent to 10 months’ rent

Second Floor

  • Monthly Rent: ₹3,67,593
  • Advance Deposit: Equivalent to 10 months’ rent

Third Floor

  • Monthly Rent: ₹3,44,619
  • Advance Deposit: Equivalent to 10 months’ rent

4. Payment Terms

  • Monthly rent must be paid on or before the agreed due date every month.
  • Delayed payments may attract penalties or additional charges.
  • Maintenance charges, electricity charges, water usage, and applicable taxes shall be borne by the tenant unless otherwise specified in the lease agreement.

5. Usage of Premises

  • The premises shall only be used for lawful commercial purposes approved by VR Square management.
  • Any illegal, hazardous, or unauthorized activities are strictly prohibited.
  • Tenants shall not sublease, transfer, or share the premises without prior written approval.

6. Infrastructure & Amenities

VR Square provides thoughtfully designed amenities including:

  • Lift access up to terrace level
  • Dedicated car parking
  • Two-wheeler parking
  • Reliable infrastructure
  • Business-friendly environment
  • Safety-focused design

Management reserves the right to update, maintain, or modify common facilities for operational improvements.

7. Maintenance & Safety

  • Tenants are responsible for maintaining cleanliness and proper usage of their leased premises.
  • Any damage caused by tenants, employees, or visitors must be repaired at the tenant’s expense.
  • Fire safety regulations and building safety policies must be strictly followed at all times.

8. Sustainability & Compliance

VR Square is committed to maintaining safe, sustainable, and future-ready commercial environments. Tenants are expected to:

  • Follow waste management practices
  • Avoid activities causing environmental or structural damage
  • Comply with local municipal and commercial regulations

9. Modifications & Interiors

  • Structural modifications are not permitted without written approval.
  • Interior works, branding installations, and fit-outs must comply with building guidelines and safety standards.

10. Termination of Agreement

  • Either party may terminate the lease agreement as per the notice period mentioned in the signed lease document.
  • Any dues, damages, or liabilities must be cleared before vacating the premises.

11. Liability Disclaimer

VR Square management shall not be held responsible for:

  • Loss of personal or business property
  • Business interruption
  • Damage caused by tenant negligence
  • Unauthorized activities conducted within leased spaces

Tenants are advised to maintain appropriate business and property insurance coverage.

12. Management Rights

VR Square reserves the right to:

  • Update terms and policies when necessary
  • Deny occupancy for non-compliance
  • Conduct periodic inspections for safety and maintenance purposes
